If you live in one of the many rental properties in Adelaide, the residence will be subject to regular inspections by property managers.
As a tenant renting a property in Adelaide, you are required by law to provide the property manager or landlord with access to the property for the purpose of routine inspections. At Boffo Real Estate, those inspections occur every four months. So, what do you need to do to get the stamp of approval after each inspection?
Tidy Up
The property needs to be tidy inside and out. This means removing outdoor rubbish and ensuring the yard is clean and tidy with clear access to all areas, including the garage and garden shed.
A tidy interior facilitates easy cleaning, so declutter and tidy all areas inside the home before routine inspections.
Cleaning
Dust or wipe down surfaces including walls, doors, light switches, kitchen, bathroom and laundry benchtops, built-in shelving, skirting boards, windowsills, window and sliding door tracks.
Vacuum and mop the floors. Thoroughly clean the kitchen including the interior and exterior of all appliances. Clean the bathrooms, paying particular attention to the grout, tiles, ceilings, basins and toilets. Remove and clean the filters and covers on air conditioners.
Outdoors
If you are responsible for maintaining the lawns and garden, make sure the lawn is mowed and the edges are trimmed. Remove weeds from all garden beds, driveways and pavers. Trim back any overgrown shrubs and sweep or blow debris from pathways, pergolas and porches.
Don’t forget to clean cobwebs and dirt from gates, fences and roller doors.
Tips From the Property Management Experts
Giulia Kareta, Head of Property Management at Boffo Real Estate, shares her tips for smooth and stress-free property inspections, helping tenants to avoid common mistakes.
She says, “remember that all rooms need to be accessible, so if anyone is sleeping or occupying a room they will be asked to vacate the room or reschedule the inspection.”
The agent will gain access to the property with an office set of keys. So Giulia says, “don’t forget to take all your house keys with you if you are not going to be at home for the inspection. Our diligent property managers will lock every door securely when they leave, and we don’t want you to be locked out. It is also important to secure your pets before we arrive or have them babysat if they are prone to escaping or attacking us when we enter.”
Remember, all the best property managers in Adelaide are doing when they inspect your home is checking to see that the landlord’s asset is being well cared for and maintained in good condition, that there are no signs of damage or wear and tear that need attention, and that systems such as smoke alarms, air conditioners, ceiling fans and plumbing are working properly.
