While buyers and sellers are active all year round, there is a definite shift in Adelaide’s property market in the transition from summer to autumn.

The Adelaide real estate market is impacted by the seasons, despite there always being buyers and sellers active in the market. Depending on the property’s characteristics, some homes are best sold in spring or summer, others may attract more buyer interest in autumn or winter. But typically, autumn is a good time to sell any property in Adelaide.

The Summer Property Market

Property listings are generally a little lower in summer compared to the spring and autumn selling periods, as many potential sellers – and buyers - take a break during the summer holiday period.

Intense summer heat takes a toll on gardens, heats up homes and discourages buyers from visiting open inspections, so unless the property is located by the beach or has good irrigation, air conditioning and a swimming pool, it may not receive as much buyer interest in mid-summer.

This is partly due to the gentler weather conditions but also because sellers and buyers have returned from holidays and settled back into their daily routine.

Autumn buyers may feel a greater sense of urgency to find a property before winter, having looked unsuccessfully in spring and taken a break during summer.

With increased listings from new sellers entering the market, buyers are inspired to look with more hope of finding their ideal home.

What Selling Your Adelaide Property In Autumn Means For You

Listing your property for sale during autumn means increased activity and competition between serious buyers, which can translate to better sales outcomes.

While the number of property listings are higher in autumn than summer, they aren’t as prolific as spring listings. So, your property may have more competition from other properties in autumn than if you listed it in summer, but less than if you listed it in spring. The exception is properties located near the beach, when summer is a popular time to sell.

The cooler weather that comes in autumn also brings softer light and allows gardens to recover from the harsh summer heat, so your home looks and feels more appealing to potential buyers.

Homes in all Adelaide locations sell well during autumn. The weather is still good for properties close to the beach, not yet cold enough to deter buyers from homes near the hills, and perfect for homes in all other locations.
