Adelaide’s Winter Property Market: Will It Turn Over A New Leaf This Spring?

The word is that national house prices are falling ahead of the spring selling season, but what’s in store for the Adelaide property market?

When the media says Australia’s house prices are dropping, homeowners worry and prospective homebuyers – particularly first home buyers - become optimistic. But really, we must dig a little deeper before assuming that blanket statement applies to all of us.

Looking at the July statistics, PropTrack’s Home Price Growth Index recorded negative price growth in all capital cities except Darwin. While Adelaide did record -0.5% home price growth for July, the rest of South Australia recorded a +0.6% increase reflecting real, continued growth in SA.

Looking at another reliable source, the Cotality Home Value Index for July reported year-on-year growth for the Adelaide property market at +10.5% with a minor month-on-month drop in July of -0.2%.

Spring Market Predictions

Looking ahead to the booming spring sales period, experts suggest the Adelaide market will see moderating price growth, influenced by the RBA’s recent decision to leave the cash rate on hold along with Adelaide’s continued low inventory levels, tight rental market and the recent naming of Adelaide in the top 10 of the world's most liveable cities.

The local government areas within Adelaide expected to continue to perform well were revealed in the Hotspotting June 2026 Price Predictor Index, predicting future trends and property price movements across Australia.

Onkaparinga took the top spot in the nation with Mitcham in second place, while Marion, Tea Tree Gully, Campbelltown and Port Adelaide Enfield rounded out the top ten Adelaide LGA’s where sales activity is rising alongside Palmerston (NT), Glenorchy and Kingsborough (TAS) and Bayswater (WA).

What we need to be mindful of in the face of reports by the media, is that the greatest price drops are being experienced in the top end of most city markets, while low and mid-priced properties continue to sell due to low stock and other factors.

So, Adelaide vendors presenting a property that is marketed well and priced according to market conditions should expect a favourable result this spring.
